Princeton, Hamilton and Lawrenceville Home Loans: Mercer Conforming Caps and Jumbo Rules
Updated October 2026
Princeton-area pricing can make a Mercer County purchase feel like a North Jersey transaction, but the mortgage limit does not follow the asking price. Princeton, Hamilton and Lawrence Township buyers need to plan around Mercer's county designation. Lawrenceville is within Lawrence Township, so use the property's actual municipal tax record when comparing listings and calculating monthly ownership costs.
Mercer reaches jumbo territory sooner
Mercer's 2026 one-unit conforming limit is $832,750, the national baseline also used across much of South Jersey. Nearby Middlesex and Somerset have the higher $1,249,125 ceiling, but that advantage does not transfer to a Mercer property.
A $1,050,000 home with 20% down produces an $840,000 loan, exceeding Mercer's baseline by $7,250. Increasing the down payment by that amount could bring the mortgage within the conforming ceiling, assuming the transaction otherwise qualifies. Compare the resulting pricing and liquidity rather than automatically choosing the largest down payment.
Confirm geography through FHFA Loan Limits. For another county comparison, see the Central Jersey mortgage hub.
Jumbo lenders set their own credit, debt-to-income and reserve standards. Ask how many months of housing payments must remain after closing and which assets qualify. Retirement balances may receive different treatment from cash in a bank account.
Separate purchase costs from ongoing taxes
Princeton, Hamilton and Lawrence properties can carry substantially different tax burdens even at similar prices. Review the assessment, current bill and reassessment history. Municipal equalization ratios provide context for assessed values; they do not independently predict the next tax bill.
Build monthly escrow from realistic taxes and insurance, remembering that municipal tax installments generally fall in February, May, August and November. ANCHOR eligibility may provide separate relief, but qualifying for a mortgage should not depend on an assumed benefit.
Use the closing cost estimator to distinguish lender charges, title costs, prepaids and escrow deposits. The Consumer Financial Protection Bureau explains how to compare Loan Estimates using consistent loan assumptions.
Negotiate expensive-property details early
New Jersey's Realty Transfer Fee and graduated Supplemental Mansion Fee can materially affect transactions above $1 million. The supplemental fee starts at 1% and increases at higher price tiers; these transfer charges are generally seller obligations, with contract allocations affecting the parties' final economics.
During attorney review, settle financing contingencies and inspection scheduling. Older Princeton-area homes may warrant buried oil tank screening, while outlying properties can require well and septic evaluation. Keep inspection reserves separate from the funds needed to satisfy jumbo underwriting.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.
